Kitchener-Waterloo, Barrie will be next real estate hot spots - While Alberta and British Columbia have grabbed most of the headlines in the recent 2006 census report, Ontario's population growth over the last five years was also very significant. Driven mainly by immigration, the population of Ontario grew 6.6% between 2001 and 2006. That compares to an increase of 10.6% in Alberta and 5.3% in B.C.

And while the Calgary-Edmonton corridor is viewed as the primary economic development hot spot in Canada, Ontario has a much more diversified economy and tends not to suffer from the same economic peaks and valleys as the western provinces. Virtually all economic growth in Alberta and B.C. is tied to resource development -- especially the price of oil.

This led Don R. Campbell of the Real Estate Investment Network to say "If I were to invest in the country, I'd say Barrie and the Kitchener-Waterloo region would be my two top choices."

The main reason is that of the 6.6% population increase in Ontario's registered over the last 5 years, 84% of that growthtook place in Toronto and the towns and cities surrounding the city. That amounts to almost half of the entire population growth in the entire country.

And of that growth in the Toronto area, only 0.9% took place in the city itself. The suburban ring around Toronto -- accounting now for more than 5 million people -- is pushing further and further out, creating new suburban hot spots. Barrie and the Kitchener-Waterloo are on the edges of the ring. They are already hot real estate markets, and are almost certainly going to get much hotter in the next few years.

Saskatoon renters feeling the heat from hot rental market - The boom that has been driving the economies of Canada's western provinces has been pushing up rents in Saskatoon.

According to Canada Mortgage and Housing Corporation's (CMHC) 2006 rental market report, the average monthly rent for a two-bedroom apartment in Saskatoon was $608 last year, and will likely climb to $650 this year.

The rental housing vacancy rate in Saskatoon is predicted to decline to 2.5% in 2007. Many new jobs resulting from the vibrant economic growth in the west are bring a steady flow of new rental households into the city.

Rental increases normally result when apartment buildings are sold to new owners. New owners make upgrades and improvements and rents must increase to cover the extra costs. Rent controls, if applied, would be legislated by the provincial government, but Saskatchewan's experience with rent controls has not been good. With rent controls developers are more likely to turn buildings into condominiums, leaving renters with even fewer available apartments to choose from.

Rising rents have already hit British Columbia and Alberta Between October 2005 and October 2006, average monthly rents shot up by 19.5% in Calgary and 9.9% in Edmonton.

Saskatoon city officials expect the market to work its sometimes painful magic. If rental rates go too high, renters who cannot afford the increases will move to lower priced units, and building owners will moderated their increases accordingly.

Ontario real estate market outperforms predictions - According to a story by Linda Leatherdale in The Toronto Sun surprising developments over the last month or so indicate that the Canadian economy continues to be stronger than many experts predicted it would be.

First is the performance of the real estate market, especially in Toronto and the rest of Ontario. Prices of homes continue to increase, and even in a relatively hard hit area like Windsor price decreases are expected to be only about 1% in 2007.

Housing starts were also up significantly in January over December. The Toronto Real Estate Board reported that prices increased about 5% between December and January alone -- posting a 6% increase over last January. In spite of these increase prices Toronto REB sales hit a new record of 5,173 in January.

Right now Calgary, Alberta is the hottest spot for commercial real estate development in Canada. Downtown Calgary vacancy rate is at .37%, or virtually 0, and the vacancy rate in the Calgary suburbs is just under 5%.

This has driven commercial office space to an all-time high price in Calgary. Prime space goes for between $40 and $50 per sq. ft., roughly the same as Toronto's prime downtown and financial district space, and almost twice the rate in downtown Vancouver.

New projects slated for completion in 2007 will add about 1.9 million sq. ft. of prime office space to the downtown area, but none of it will be available for lease. It is completely spoken for already.

The boom in commercial real estate space in Calgary is fueled by high oil prices, and a business climate in Alberta that encourages development with the lowest personal and corporate income taxes in Canada.

Canadian home sales expected to drop in 2007 - According to a report out of Royal Lepage Real Estate, the price of houses will continue to rise in Canada in 2007 but existing home sales in Canada will drop by about 3%.

The company predicts total house sales will fall to 468,000 units, while the average price across the country rises 6.5 percent to $253,330.

The Canadian Mortgage and Housing Corp pegged 2006 sales at 481,400 units down marginally from the record high of 482,800 set in 2005. CMHC predicts 460,100 units sold in 2007.

Housing sales increases continues to be driven by strong demand in Alberta amidst the energy sector boom taking place there. British Columbia is also quite strong with a bit of a surge because of the 2010 Winter Olympics in Vancouver. Other markets across Canada also remain strong.

The Canadian commercial real estate market in 2006 was hotter than any time since 1990 -- just before the last boom went bust. Office towers have been going up across the country in Toronto, Calgary, Vancouver, Edmonton, Montreal and Ottawa -- 71 of them were under construction at the end of 2006.

By far the biggest building boom has been in Calgary where growth in the energy sector has translated into a demand for new office space. Vacancy rates in Calgary for prime commercial space are well below 1%, and investors have moved into the market in a big way.

By 2009 it is estimate that 11 million sq ft. of new space will have come onto the market. That is an increase of about 2.7% of the available stock in Canada, and the largest increase since 1990 when 18 million sq ft opened for business. The influx of new space back then created a glut of empty office buildings with a vacancy rate of more than 15%. It took years of economic growth in the last ten years for that problem to resolve itself.

But commercial real estate analysts do not expect the same thing to happen this time. The most serious problem for landlords may be finding tenants for outdated office space that is now considered prime space. New buildings incorporating new construction and environmental technologies will undoubtedly make these older buildings much less desirable. The result will likely be a secondary boom in upgrading and retrofitting as well as a sizable increase in space at more affordable rates.

Halifax Real Estate Investor Ready to Pull Out of Russia

According to a CP story in the Halifax Chronicle Herald, Halifax businessman Ken Rowe is ready to pull the plug on his $50 million investment in a Moscow hotel.

Rowe's company, IMP Group Ltd. turned the Aerostar Hotel in Moscow into a four-star destination. But in August 2004 a group of armed thugs marched in and evicted the entire 150 person staff and took over the building.

The Russian government has refused to bring forward a criminal case -- presumably because a senior politician is involved in a rigged bankruptcy that served as the cover for the take over.

Rowe’s Halifax-based conglomerate, IMP Group Ltd., invested just under $50 million in the Aerostar hotel in Moscow over the past decade, turning it into a four-star destination.

However, the 150 staff members and managers were suddenly evicted in August 2004 by a tiny Moscow firm that had hired armed guards.

According to Rowe, "If the Russians aren’t willing to tell Canada that they’re going to do anything other than just keep extending it, then we have to take a business decision and withdraw our investments that aren’t safe in Russia."

He wants Canadian Prime Minister Stephen Harper to confront Putin about the ase at the G8 summit meeting this weekend in St. Petersburg.

Rowe has an ally in Andrei Illarionov, Putin’s one-time economic adviser and sherpa for the G8 conference. Illarionov quit in December, saying his country was no longer free.

In March of this year, Illarionov said that by going to St. Petersburg, western leaders would be tacitly approving Russia’s "nationalization of private property, destruction of the rule of law, violation of human rights and liquidation of democracy."

Mar 4, 2006 - Linknet Real Estate News - According to a Reuters story, Conrad Black is being sued by Sotheby's International Realty Inc. for failing to pay the commission on the sale of his multi-million-dollar Park Avenue apartment.

Sotheby's claim they had a contract to sell the apartment, but have not been paid the commission on the $10.5 million sale finalized last October. That commission amounts to $557,000.

Most of the money from the sale was grabbed by the FBI. They moved in at the time of closing and seized $9 million claiming it was part of the alleged fraud scheme Black is being prosecuted for. Another $1 million went to pay taxes.
